ABUJA has witnessed a huge
population growth over the
years. This huge population
coupled with the high
demand for property by high
income earners has increased
the price of property over the
years.
This has pushed the
price of many real estate
properties beyond the reach
of the middle and low income
earning potential property

However, despite this
increase, Nigerian Pilot
investigation has revealed
that there are still some districts in Abuja where houses
are relatively affordable.
Lugbe district is a mainly
residential district with good
infrastructural facilities. It is
a 15-minute drive from the
Central Business District and
a 10-minute drive from the
prestigious Garki District.
It hosts a lot of residential
estates, has a low-cost of living
and is a serene environment for
raising a family. In this district,
N10 million can buy you a
2-bedroom bungalow.
In addition, Dei-Dei is a highly
residential district located in the
Bwari Area Council of Abuja. It
is located in close proximity to
the popular Kubwa district and
is a 30-minute drive from the

Pinnacle estate in Abuja
city centre.
It is a developing district and
has a low cost of living with
relatively affordable properties.
2-bedroom fully detached
bungalow can go for as low as
N9.325 million depending on the
bargaining power of the buyer
and the seller’s motivation.
Moreover, Nyanya district is a
15-minute drive away from the
city centre and is located close
to Karu district.
Despite the high population
and high demand for property
in this area, property prices have
managed to remain affordable
in some parts. These affordable
properties can be mainly found
in newly constructed residential
estates. A 2 bedroom bungalow
can go for as low as N8 million
in this area.
One other place is Kurudu,
located in the Abuja Municipal
Area Council, AMAC and it
features various residential
estates. It is a 30-minute drive
away from the city centre
and it is a highly conducive
environment for raising a
family.
However, a newly-built
2-bedroom bungalow can go for
as low as N8 million in this area.
Bwari district is also among
the district, located in the
Bwari Area Council and it is a
20-minute drive away from the
city centre. In this district, a 3
bedroom bungalow can go for
as low as N8.5 million.
